Selling your HouseThe way to a quick and successful sale is to have all the information necessary so a contract package can be put together in readiness for supplying to your purchasers solicitor or as quickly as possible if you already have found a buyer. We need to take a lot of basic information from you.

We will send you a guide to the sale transaction, our client care letter and some forms to fill in these will consist of:

The sooner these are completed and returned to us the quicker we can make progress when selling your house.

1. We will write to your lender if you have a mortgage and obtain any title deeds they may be holding if registered land we will obtain office copies of your title. You may decide to purchase a local authority search to supply to the buyer and this is discussed in our Sale Transaction Guide

2. As soon as a buyer is found or as soon as we have all the necessary information we will put together a contract package and issue this to your purchasers solicitors. They may raise further enquires and we will deal with these promptly but may need to refer to you for further information.

3. When the buyer’s solicitors are satisfied with the proposed contract we will arrange for you to sign it. Next when the buyer and his/her solicitor are happy with the information supplied and has all necessary searches returned we arrange exchange of contracts this is when you become legally bound to sell the property and vacate it on the agreed completion date. This is often complex as it depends on other parties in the ‘the chain’ of transactions i.e. your buyer may have a person buying his property etc, but once a date is agreed with all parties contracts will be exchanged.

4. Completion is when the balance purchase money is paid, we will then discharge any mortgage on the property from those funds pay any estate agents and legal costs and disbursements. We will then account to you for the balance of the sale proceeds or use part or all towards any on going purchase you have.
